Elegantly old school, The Van Dyke is a modern restoration brimming with history. The home was built around 1920, on the site of the current Roscoe Central School. In 1939, it was moved to its current hilltop location and has been immaculately maintained ever since. This recently restored home is a short walking distance to Roscoe's charming row of restaurants and fly shops and is under two hours from New York City.
The House Tour. The home's current, and only third, owner worked with an old home expert to both modernize and restore the structure's original character. He then added a layer of antique pieces and different textures that lean into the Catskills lodge style. All furniture and contents, with the exception of artwork and personal items, are included in the sale of The Van Dyke, making this truly a turnkey home.
The home is laid out over officially two, but arguably three, levels. Though we love a good open plan layout, there's something intimate and refreshing about classic layouts with distinct rooms. The latter is what we have with The Van Dyke. The first floor is anchored by a sunny living room with its cozy wood stove. Next is a formal dining room, where layers of old wallpaper have been left exposed as a design nod to the home's history.
A retro kitchen offers ample space for home chefs while guests serenade from the foyer's piano. A full, and fully renovated, bathroom and an adjacent bonus space (perfect for working from home or as an Airbnb owner's room) round out the first level.
An art-filled stairwell leads to three second story bedrooms and a full shared bathroom. Down the basement stairs, there is an infrared sauna and loads of storage space, along with multiple workshop areas and a one-car garage.
The Grounds. A flat roof patio reminiscent of city rooftops extends from the dining room, ideal for sunbathing, grilling and dining al fresco. The grounds are lush with hostas and wildflowers and additional dining in the shade.
The Van Dyke is situated on a tidy half acre hilltop, remarkably private for being directly in town.
With quiet neighbors tastefully flanking the north, south and east sides of the property, primarily obscured by foliage and privacy fencing, the full west side and beyond is forested.
The Area. Situated just inside the Catskill Park, The Van Dyke is located in a walkable town pierced by the legendary Beaverkill River. Just 110 miles from New York City, and a brief drive from Livingston Manor, Callicoon and North Branch, this retreat offers the best of both worlds - a basecamp for all your outdoor adventures without sacrificing access to restaurants, shops and essentials.
